Guarantor Mortgage

Solutions for borrowers with a guarantor

We provide advice on joint-borrower-sole-proprietor mortgages. This type of mortgage allows for a family member or a partner to help boost your borrowing capacity.

A common scenario is one or two parents acting as a guarantor for a child. Both parents will feature on the mortgage, alongside the first-time buyer. The property will only be owned in the name of the first-time buyer, meaning they still benefit from their reduced level of stamp duty.

In the future, the guarantor aspect of the mortgage can be removed. Returning the mortgage to a standard arrangement.

High Multiple

We provide expert assistance for a wide range of residential finance requirements, offering exclusive options of up to 95% LTV on income multiples up to 6x

For professional clients, or applicants earning £30,000 (or £50,000 joint), we can arrange loans with a minimum 6x loan to income.  Income stretch options allow for 6.5x and 7x income.

For example, a couple earning £60,000 with a 10% deposit might be offered a loan of £269,400. With a high-multiple product, this increases to £360,000.

Additionally, we have no property restrictions; whether it’s a home with land, outbuildings, or annexes, we can tailor financing to meet your needs.

0% DEPOSIT

We provide expert assistance for first time buyers without a deposit.

How Much Mortgage Can I Get?

One of the first questions every first-time buyer asks is: “How much can I borrow?”

The amount depends on factors such as:

  • Your income and employment type
  • Your deposit size
  • Your credit history
  • Monthly financial commitments

As a guide, first-time buyers in Bristol typically borrow between 4x and 6x their annual income. But the best way to get a clear picture is to speak with an adviser who can give you accurate, personalised figures.
