Stoke Bishop, one of the most sought-after neighbourhoods in Bristol and recently recognised by The Telegraph as one of the UK’s poshest suburbs, is not usually associated with affordability. With an average property price of £832,090 and some homes being sold for upwards of £2 million, the suburb is a hotspot for premium real estate.
However, a new analysis of Land Registry data by Orton Financial, covering January 2020 to December 2024, has uncovered the most affordable pockets of this exclusive area.
The Most Affordable Postcodes
The research revealed that Downleaze, a desirable street within Stoke Bishop, offers some of the lowest entry points into the market. The most affordable postcode in the area is BS9 1LZ, where properties have sold for an average of £440,000 across three recorded sales.
Nearby, BS9 1JT recorded an average price of £506,667 across three sales, while other Downleaze postcodes, such as BS9 1LU and BS9 1NA, saw average prices of £523,300 and £554,669, respectively, across eight sales each.
At the higher end of the ‘affordable’ spectrum, BS9 1HA saw four recorded sales averaging £705,000—still well below the overall Stoke Bishop average.
The Least Affordable Postcodes
On the opposite end of the scale, BS9 1JU saw properties sell for an average of £1,622,500 across two sales, while BS9 1QP followed closely behind with an average of £1,609,000 across three sales.
Elsewhere, BS9 1QT recorded an average sale price of £1,326,602 across five properties, reaffirming the area’s reputation for high-value homes. Similarly, in BS9 1TZ, six homes sold at an average price of £1,126,667 and BS9 1TT recorded an average of £1,101,750 across four sales.
In response to the findings, Luther Yeates, Head of Mortgages at Orton Financial, said: “Although Stoke Bishop has a reputation for high-end properties, there are still pockets where buyers can get in at a slightly lower price point. Some postcodes offer a way into this sought-after area without needing a multi-million-pound budget.
“Buying property in the area is not just about prestige or exclusivity. Many families are drawn to Stoke Bishop’s excellent schools, like Clifton College and Queen Elizabeth’s Hospital, as well as access to open green spaces like The Downs and Blaise Castle Estate. Even though it’s a pretty quiet area, there’s a strong sense of community, and it’s well-connected to the city centre, making it an ideal location for people looking for that suburban feel without compromising on accessibility.
“Not to mention, the properties are large Georgian houses with high ceilings, spacious rooms, and lots of history and charm. Just a short walk away is Clifton Village, where you can find lovely spots to explore and catch up with friends, like the Clifton Observatory, the Ivy, and the Avon Gorge Hotel. There’s even a goat reserve up on Clifton Down, which is not something you come across every day. It’s all these little things that give the area its charm and make it feel special.”
