The problem

 

At £20M+, the mortgage market changes completely.

This wasn’t a case of:

  • standard underwriting
  • or mainstream lenders

  • finding a private bank willing to take a large single-asset position
  • presenting complex international income in a format they would accept
  • structuring the deal without forcing the client to liquidate assets or move capital unnecessarily

    • and small details can determine whether a deal is approved or declined

    Without the right positioning, this case would likely have failed at credit stage.

    • Reframed their income across multiple jurisdictions into a structure the lender could underwrite
    • Identified private banks with appetite for £20M+ lending
    • Negotiated a 65% loan-to-value structure — above typical expectations at this level
    • Arranged an interest-only facility aligned to liquidity and capital planning
    • Delivered the transaction without requiring assets under management

    • £20M purchase completed
    • 65% LTV achieved
    • Private bank terms secured
    • Full flexibility retained on the client’s wider assets
